According to data just released from the Atlanta Board of Realtors and the Georgia Association of Realtors, the Atlanta residential real estate market continues its trend towards a strong & robust recovery.  Though trouble looms in the form of very low inventory levels which threatens to stifle the momentum of a vibrant real estate market in Atlanta.

In February, we saw sales continue to increase…up more than 6% over the same period last year.  The median sales price continued to increase with a jump of more than 4% over February 2015.  The average sales price also rose over 4% to $273,000.   While prices continued to rise, the average time to sell a property continued to decrease and is now less than 80 days on average.

In February, Atlanta had a total of 13,046 units for sale…and that’s the heart of our current problem.  The number of available homes for sale continued to drop another 4% compared to the same period last year and we are now down to just a 3.0 month’s supply of homes for sale…which is critically low.  A typical “healthy/ in balance” market would have a 5 to 6 months supply of homes for sale.  Current home buyers are faced with very few quality choices and a constant “multiple offer” situation on the homes that they want.  Mortgage interest rates remain historically low and the demand for homes is increasing each month, but the demand for housing has currently far outpaced the supply of homes with many homeowners not feeling the return to equity that they need to make their next move.  The low inventory is further stressed as home builders have responded slowly to the pent up demand and what new construction is coming out of the ground tends to be at the higher price points above $500,000.

Metro Atlanta real estate update for Monday, February 22, 2016

The Atlanta area is continuing to experience a strong surge & recovery in the area of residential real estate…but we face a serious dilemma with a shortage of available homes for sale.  Let’s take a look at January 2016 versus January 2015 according to data just released by the Atlanta Board of Realtors:

Sales of single family homes increased 3.3%

The median home price was $213,000 which represented a 9.2% increase

The average sales price increased 8.7% to just over $275,000

The average Days on market declined 6% to 80 days

Properties listed for sale dropped 6.8%

The supply of inventory dropped to just a 3.1 months supply  (this compared to a “healthy” market of 5 to 6 months supply)

While prices continue to increase at an impressive rate and sales activity is strong, the amount of new inventory being listed for sale is not keeping up with the demand.  Home sellers are experiencing terrific market conditions while home buyers are finding a serious lack of inventory and a very competitive environment…a classic “seller’s market”.

Taking a look at the 4 largest counties in metro Atlanta for January:

Gwinnett county had 537 sales with an average price of $231,000

Fulton country sold 495 properties with an average price of $391,000

Cobb county sold 475 properties with an average price of $277,000

Dekalb county had 384 sales with an average price of $269,000

Looking back at 2015 for the state of Georgia, the Georgia Association of Realtors reports that:

The price range of $150,000 to $250,000 showed the strongest activity with a 33%                     increase in sales over the previous year

Properties above $1 million showed the weakest demand with a 8.5% decrease in sales

On average, home sellers ultimately received 94.4% of their original asking price

The predictions for 2016 continue to be very optimistic for the Atlanta region with the only apparent obstacle being a critically low level of available inventory.  Should we see more home sellers decide to enter the market this year, we could see a very robust & active real estate market through the summer and fall months.

Hello, this is Mike Prewett with Century 21 Connect Realty and today is Monday, February 8th 2016.  I am very excited to announce to you today the launch of the CONNECT SELLING SYSTEM.

During my 28 years in Atlanta real estate, I have watched Realtors struggle with how to create a practical, effective system that allows them to build a strong real estate business and maintain a balanced life.  Too much of the training in our industry is either ineffective, requires the agent to become a software engineer, or is simply impractical in nature.  After the class is over, the agent is left with no plan of action that they could reasonably expect to implement.  Let’s face it…whether we “SHOULD” or not, many of us simply are not going to spend 3 to 4 hours every day cold calling consumers or, worse yet, actually knocking on doors.  Teaching a group of professionals tactics that you KNOW they will not implement and still charging them thousands of dollars for the useless & frustrating information is simply predatory.  I have watched for 3 decades as Realtors get frustrated with the lack of practical coaching that is available to them – much of it delivered by instructors who never achieved any level of high production themselves!  The Legendary golfer Lee Trevino had a saying…”I’m not taking a lesson from anyone who can’t beat me”.     Mr. Trevino had it exactly right…if you never achieved high production while maintaining a healthy balance in your life…please don’t try to coach me.

Over the past 10 years, I have averaged more than 500 closed transaction sides per year…working 5 days a week or less.  With our move to Century 21, my goal & passion now is to work with other Realtors to show them a practical way to do the same or similar.  How??? with my 7 step Connect Selling System.   This is the point in this message where you are waiting for the other shoe to fall…right?  How much does my book cost?  What’s the price of my webinar or other gimmick?  Sorry to disappoint you…but this doesn’t cost anything…other than your commitment to have an open mind and to learn some new skills.  There is no cost to participate in the program…this is my way of giving back to the industry and trying to help other Realtors not only grow their business…but do so with a priority to maintain balance in their lives.  I am not interested in any program that rewards the 24/7 agent…I really have no respect for those working 7 days a week.  I have used my experience of 28 years in Atlanta real estate and more than 10,000 closed transactions to create a system that allows you a practical way to close 30+ transaction sides a year and work 5 days a week or less.  If you are already closing more than 30 transactions  a year, you can use the program to take your business to the next level and create more personal time in your life.  Sound like a bunch of hype…well, I have done it and lived it.  Come join me and find out for yourself.
